Quinquennial Report and Fabric Management

We conduct our fabric management in response to the Quinquennial Report.

We tackle this work in "themes" rather in the order outlined to be more effective and cost-effective.

Some of the maintenance tasks listed have separate entries for each year of the Quinquennium.

Work completed is crossed out.

We hope to tackle all work labelled POINTING & STONEWORK in one go, if funding applications are successful.

Generally

(£85,000 - £101,000)

  1. A* Continued maintenance as recommended in appendix 8 of the Report.

URGENT & IMMEDIATE WORK

(£5,000 - £6,000)

  1. A* Carry out inspections listed in Schedule 6 and take the action recommended; report findings to Architect with special regard to opening up the suspect areas:
    MECHANICAL SERVICES
    1. Heating System
    2. Electrics
    3. Energy Audit with special reference to net zero carbon 2030.
    4. Lightning Conductor
    5. Fire Fighting Equipment & Placing
    6. Bell frame for security (note not used).

    STRUCTURE
    1. Monitor settlement cracks noted in the vestries, aisles, porch and clerestories for any further movement. 2022 - 2023 - 2024 - 2025 - 2026
    2. Monitor tower stonework for any further becoming loose – ensure public safety. 2022 - 2023 - 2024 - 2025 - 2026 POINTING & STONEWORK
    3. Access & check the condition of the valleys over the nave by the tower, the south transept/organ & the vestry. 2022 - 2023 - 2024 - 2025 - 2026 POINTING & STONEWORK
    4. Monitor general condition of leadwork and roof slating for defects especially to vestry and north transept. 2022 - 2023 - 2024 - 2025 - 2026 POINTING & STONEWORK
    5. Monitor for further fungal growth in the nave & north transept/vestry where the plaster has been removed. 2022 - 2023 - 2024 - 2025 - 2026
    6. Check security of plaster to south aisle roof. 2022 - 2023 - 2024 - 2025 - 2026
    7. Maintain a check on the west porch roof. 2022 - 2023 - 2024 - 2025 - 2026 POINTING & STONEWORK
    8. Any closed spaces should be examined for decay when opened up for repair or maintenance especially the roofs. 2022 - 2023 - 2024 - 2025 - 2026
    9. Monitor boarded floors to nave and, aisles & transepts. 2022 - 2023 - 2024 - 2025 - 2026
    10. Access & check the glazing to the west & east windows and the clerestories. 2022 - 2023 - 2024 - 2025 - 2026
    11. Carry out a disabled users needs audit.

    13. Carry out a general user safety audit.
    14. Arboricultural report on the churchyard trees

    INSURANCE
    1. Check building insurance cover with E.I.G. via the Diocese.
  2. A Remove any loose stone on the base of the tower & north aisle for public safety. POINTING & STONEWORK
  3. B Reset eaves gutters to the south aisle, south transept & renew to the north aisle. POINTING & STONEWORK
  4. A* Clear all debris from roofs, valleys and gutters. POINTING & STONEWORK
  5. A* Clear all gullies and ensure drains free flowing. POINTING & STONEWORK
  6. A Check for & secure any further loose gable & clerestory wall flashings. POINTING & STONEWORK
  7. F Improve access up in to the tower chambers – for safety.
  8. B Repair and point the tower & west gable stonework include to renew damaged stonework. And, to the south aisle west and to the north transept east gable. POINTING & STONEWORK
  9. B* Repair vehicular damage to boundary wall.
  10. A* Clear all remaining debris and sundry stored materials from the bell, boiler and organ blower chambers and adjacent.
  11. F* Resolve ‘storage’ in the west porch with new fire proof cupboards.

WITHIN 18 MONTHS

(£50,000 – £55,000)

  1. B General stonework repairs, possibly in phases beginning with the tower to be followed with the nave west gable & south aisle. POINTING & STONEWORK
  2. F Renew the north east vestry valley gutter and lead work complete to improved design and to ease maintenance. POINTING & STONEWORK
  3. B Repair areas of defective plasterwork internally, renew where stripped after external repairs.
  4. B Renew polycarbonate glazing protection to main windows & doors with ventilated scheme.
  5. B Local repairs to marble & mosaic work in the baptistry.
  6. A* Secure loose furnishings
  7. B General repairs to boundary walls.
  8. B Overhaul paths, locally relay.
  9. A* Overhaul external doors and repaint.
  10. F Implement recommendations of disabled and safety audits.

WITHIN QUINQUENNIUM

(£30,000 – £40,000)

  1. B Complete the stonework repairs and repointing. POINTING & STONEWORK
  2. B Reslate the north transept and renew under plastering. POINTING & STONEWORK
  3. F Further renewals to glazing and protection.
  4. B Redecoration following completion of repairs.
  5. F Consider alternative energy source.
